LIST OF UNIQUE PROPERTY FEATURES:

**Minimal Fees/Linens Included**
No unnecessary host/admin costs, just a cleaning fee and we provide sheets/bath towels/kitchen towels/mats and no additional cost.

**Renovated**
Nearly everything in this unit has been refreshed including floors, counters, backsplash, new appliances, fixtures, paint, scraped/painted ceilings, and all windows/sliders have been replaced.

**3rd Floor Ocean/Pool Vistas**
The main bedroom, main deck, and living area all have vistas of the ocean and private pool! Third floor is the ideal level to see completely over the dune and obtain the most optimal view of the ocean and beach. The picture in our listing with the pool/calm water/sunset is an exact representation of the view from our unit (no zoom).

**Top Floor**
No one above you stomping on floors during early or late hours.

**Location**
The unit is located just south of downtown Carolina Beach and a short walk from the famed Ocean Grille/Tiki Bar and Carolina Beach Greenway. This area is considered by NC locals to be the most beautiful area of the island. It is close enough to downtown CB to make it conveniently accessible but far enough away to avoid the hordes. We are a short walk to 6 eateries/bars including ice cream, a hidden gem breakfast place, pizza, dessert, and two of the most fashionable places on the island (The Spot Bar & Grille and Ocean Grille & Tiki Bar). We are a less than a 5-min. walk to the Ocean Grille/Tiki bar which is one very few true ocean front dining/bar options on the island and our personal favorite.

**Private Beach Access**
Our unit is not adjacent to a public beach access and has its own private access. This typically provides for a much less busy beach area.

**Cavernous Ocean Front Deck**
We have a 4-person bar height table with comfortable chairs for ocean front dinners, family board games, or just calming to watch the waves. We also have a 2-person surfboard bar which is great for morning coffee or nighttime-time drinks.

**Covered Deck**
The ocean facing deck on our unit has a roof over it which is a rare find for top floor units. This is crucial after a hot day on the beach or when it is raining and you still want to sit outside and watch the waves.

**Abundant Natural Light**
Many condos have one sliding door on the front and one window on the back. This unit has an upsized 3 pane sliding door and window on the front with two sliding doors and a window on the back. This provides a tremendous amount of light and makes the place feel very open and airy.

**3 Decks**
In addition to the oceanfront deck, the unit also has 2 decks on the back. This adds more outdoor space, more natural light, and provides sunset vistas in addition to ocean vistas.

**Oceanfront Pool**
Our pool is right next to the ocean so you can hear the waves and feel like you are still connected to the beach.

**Smaller Complex**
Being a smaller complex makes things feel a bit more private, slow, casual, and beachy.

**Lots of Extras**
The unit is well outfitted with pantry/kitchen items, soaps, shampoos, starter pack of TP/paper towels, and plenty of other cool extras including beach gear (beach cart, 4 adult chairs, 2 kids chairs, beach canopy tent, body boards, paddle ball and bocce ball), Google Home Mini for music/questions/weather, Tiki Ring Toss game on the deck, intelligent TVs in every room w/ cable subscription/Spectrum App, white noise machines in both bedrooms, charging station for phones/ipads, wireless phone chargers in main bedroom, books, DVDs, puzzles, board games, toys, coloring supplies and more!

**Sleeping Arrangements**
The king bed in the main bedroom, single over full bunk in guest bedroom, and queen fold out couch in living room offer tons of sleeping options to accommodate our max. occupancy of 6.

RULES:

**Occupancy**
Our property is great for families and modest groups of responsible adults. Max occupancy is 6. We do not allow events. We have neighbors who live in the facility and the expectation is that our renters will respect our place and our neighbors.

**No Smoking/Vaping**
We have a zero tolerance smoking policy. Smoking is grounds for immediate termination with no refund & up to $7,000 in costs.

Tips and Tricks to get the best vacation home experience:

Sticking to a rental home budget:

  • Reserve your vacation rental as soon as possible. Rental schedules usually become available a year in advance (or in September just after Summer ends). Many families book their Summer vacation rentals during Thanksgiving, Christmas, and New Years Eve get-togethers. Reserve before these holidays for best selection.
  • Booking your vacation rental in the Fall or Spring shoulder seasons is an excellent way to save on your vacation. Rates are lower, and you'll find a better selection of acceptable properties. Speaking of the off-season, don't overlook the holidays for a Brunswick area vacation! Who wouldn't love a holiday on the coast? Christmas, Thanksgiving, and New Years Eve are great times to gather with loved ones at the beach.
  • Active Duty and veterans of the US Armed forces may be qualified for special discounts. Be sure to ask your prospective property management company or host if your group qualifies for a price reduction or discount.
  • Booking websites typically offer guests an option to obtain trip insurance protection. Trip insurance, which usually will cost you anywhere between 1% - 5% of the base reservation price, offers visitors reimbursement of costs for days missed as a result of medical-related issues or weather, as well as evacuation costs, such as an unanticipated hotel stay or extra gas expenses. Trip insurance is definitely a life-saver if the unforeseen occurs. Ask your property manager for additional information.
  • Look for your local Brunswick area area magazine when you arrive at the rental property. If your rental doesn't have a copy, you can find them at local grocery stores and visitor centers. In addition to great local articles, travel guides contain offers and deals for nearby tours, shops, and attractions.

How to pick the perfect vacation home in the Brunswick area area:

  • Select vacation week and max budget.
  • Determine how many bedrooms and what type of bedroom configuration you need. ~RENOVATED~ Top Floor Views, Oceanfront, Pool, Spacious Deck, Desirable Area has 2 bedrooms and 2 bathrooms.
  • Precise information about bedrooms and bed counts is almost always available on booking pages. If you don't see them listed, call the property owner before booking the home. Note that most properties list the maximum guest capacity, which frequently includes sofa beds in living rooms. You will need to work out which bed configuration is suitable for your vacation group.
  • Some rentals allow pets, but others do not. Allowable types of dog or cat, weight and breeds may be restricted, and additional fees may apply. Ask the property management company about allowable pet guidelines before booking.
  • If there's an individual Brunswick area attraction you crave, look for properties that are either nearby, or those that cater especially to your needs.
  • Appropriate accessibility can make or ruin a vacation for the less-mobile. Confirm all necessary amenities are included before reserving a rental.

Tips for a great stay:

  • Store the host's information in your smartphone.
  • Ask questions. You may need instructions for a hot tub, television set or WIFI setup. Contact your property manager. They are there to help! A brief phone call prevents lots of concerns.
  • Ensure you protect the rental owner (and your things!) by locking and securing the home when you are gone, just like you would back home.
  • Make a record of any issues with the property at check in, and immediately e-mail them to the owner. We especially recommend texts and e-mails, as they usually contain built-in time stamps that can be useful if there is a dispute.
  • Respecting quiet hours and parking rules can make a stay more pleasurable. You will enhance your chance to make some new local friends, and resident neighbors are usually an incredible resource to find the best local spots.
  • Don't forget to... Ask a local! Locals can often point you in the right direction. Who better to ask where to find the fresh catch of the day, have a great night out, or the best spots for crabbing?
  • When it's time to leave, take a final walk-through to confirm you haven't forget any personal items. Make sure to check closets, dressers, garages, and bathrooms for hidden belongings. Remove everything from the refrigerator and take or dispose of leftovers.
  • Inspect the property one final time and look for damages to contents or the property itself. We recommend inspecting the property with the host whenever you can (often this isn't possible). If the manager is not available, ensure that you take photos and video of the property to record its condition at check-out.
  • Did your family have a wonderful time? Most rental home management companies make it easy for travelers to provide feedback. If your rental property and/or property manager was terrific, they always love to hear your praise. If anything was wrong and they failed to correct it reasonably, or if the vacation rental wasn't described correctly, you'll want to make it a point as part of your review.

Victory Beach Vacations

Visitors who are on the hunt for the postcard-perfect vacation rental in the heart of the Carolina Beach or Kure Beach area will find an enticing selection and plenty of friendly customer service when they rent through Victory Beach Vacations. Based in Carolina Beach in the coastal Cape Fear region, Victory Beach Vacations has more than 100 vacation rentals in all shapes and sizes to ensure that every vacationing family can find their dream home away from home on the beach.   When you book your Cape Fear getaway with Victory Beach Vacations, the fun doesn’t end when you leave the beach, it continues with an array of privately-owned properties outfitted with all of the amenities needed for a fabulous beach vacation.   Jenna Lanier, General Manager, explains that her family first opened the rental and property management business in 2002. At the forefront of Victory Beach operations is Lanier’s mother, Caroline Meeks. Meeks is both the Broker in Charge and co-owner with husband, Buck Meeks, who manages the Field Services team with Lanier’s husband, Scott.   For nearly 20 years, the Victory Beach team has worked tirelessly to establish a network of top-of-the-line rental properties for Cape Fear visitors to enjoy. “As far as our properties go,” explains Lanier, “they are all updated, well-furnished and appointed. “We have always performed post-cleaning inspections and since the pandemic, have put freshly laundered duvets over all of the comforters between rentals.”   Lanier emphasizes how important the guests experience is “we strive to give our guests a relaxing, stress free, memorable vacation.” This emphasis on customer service has led to Victory Beach Vacations having a 4.8 Google rating with over 300 reviews by happy owners and guests. In addition to Victory Beach’s superior sanitation practices, the company offers properties for every type of visitor. Choose from luxury oceanfront houses and condos to more reasonbly priced 2nd row properties with oceanviews. Many properties include pools and hot tubs as well, perfect for outdoor entertaining, and many are dog friendly.   Lanier also notes that all properties are within walking or driving distance to Pleasure Island’s main attractions – Carolina Beach and Kure Beach. The former, as described by Lanier, is the more commercialized of the two destinations and features a boardwalk, outdoor dining options and a plethora of weekly activities including fireworks, live music, amusement park pop-ups, and movies under the stars. Kure Beach offers a more residential feel with its fishing pier, intimate restaurants and family favorite, North Carolina Aquarium at Fort Fisher.More water fun awaits, too. “There is a harbor and a canal that feed into the intercoastal. We have several properties on the harbor so guests can bring their boat, kayak, [or jet ski] and travel between islands,” says Lanier.   A stay with Victory Beach Vacations is an annual pilgrimage for most. “A large percentage of guests are previous guests. Some even reserve the same property for the next year as they’re checking out,” Lanier says. “It’s almost like it’s their personal vacation home.”   Even before guests arrive at their vacation destination, the Victory Beach Vacations’ website greets them with a live beach cam and exquisite aerial footage of both Carolina and Kure Beaches.
