Welcome to Sandstep 616-1! You'll be sure to flourish at the modest and exclusive Sandstep Retreat community, where you can luxuriate in the shared community oceanfront pool, walk to the beach on your shared private beach boardwalk, and fall in adore with the island appeal of Sandsteps.  Savor expansive vistas from the generous windows throughout our great room or from your master bedroom.  Al fresco dining on your oceanfront deck can't be beat; or for a rainy day, cuddle up to our decorative fireplace in Ernest Hemingway Key West style furnishings. Our delightfully decorated and refreshed home will give you the vacation that you have been longing for. 

We are an Upper/Lower Duplex: If you are coming with a second family, Also book Sandstep 616-2 above us for a total of 9 bedrooms!

Stairwell access to property level, Pool, Outdoor shower, and Beach access.
Covered parking for 2 cars. Park Tandem, on the right side under the home as marked for 616-1.  A 3rd car, size-dependent, may fit tandem on the driveway apron.

Kitchen: Entirely equipped, solid surface countertops, double stainless sink, reverse osmosis drinking water, Stainless steel appliances, bar top seating for 3 
Primary Bedroom Suite: King-size bed, 2 nightstands, Chest of Drawers, Dresser with Mirror, Vertical wall-mounted dressing mirror, Blanket Rack, TV, private island view balcony. Ensuite Bathroom with Bathtub and Shower, double vanity, toilet
Guest Bedroom 1: Two Twin over Full bunk beds, TV, ceiling fan, pack-n-play, and stroller in closet for guest use.  (Bring your own sheet.)

Linens - Sheets and Towels will be wrapped in sealed packages and laying on the end of the beds. 

Rental Policies:
In response to the increased incidence of credit card fraud, a valid government photo ID will be required for every reservation. A signed rental agreement is required: accepting House Rules on any online travel agency requires reading and acceptance of our rental agreement.

Things to bring:
Paper towels and toilet paper, trash bags, soaps, detergents, minimal cleaning supplies, and beach towels.

Arrival/Departure:
Summer Check-ins (June-August) begin at 4 pm and are guaranteed by 6 pm
Off Season Check-ins begin at 3 pm and are guaranteed by 5 pm
Check-out is by 10 am. 
We adhere to this policy so please do not arrive early or plan to delay your departure.

Guest Access:
Hard key.

House Rules:
No events such as weddings, bachelor/bachelorette events, sororities/fraternities 
No smoking
You must be at least 25 to rent this unit.

Pool Notice:
Pools are generally open from Memorial Day until Labor Day; however, pool closures may be dictated by the HOA or the Health Department. Pools may also be closed after a hurricane or tropical storm. Sea Coast Units/Owners will not be held accountable. No refunds will be issued for these closures.

Pet Policy:
No family pets allowed.

Cancellation Policy:
- Free cancellation within 48 hours of booking
- After 48 hours of booking and more than 60 days out from arrival, a full refund will be processed less a $300 cancellation fee
- After 48 hours of booking and within 60 days of arrival, there will be no refund processed unless the dates are re-rented. If premises are re-rented, a refund will be processed less a $300 cancellation fee.

Discover aquatic wildlife and vegetation at the North Carolina Aquarium at Fort Fisher or savor a calming ferry ride across the Cape Fear River to a cozy little shopping town called Southport. Take a trip back in time at the Fort Fisher State Historic Site and Museum which features live oak-covered trails and bunkers from the American Civil War. Stroll through the marsh to visit the home of the famed Ft. Fisher Hermit. Or wind down with nature at our two state parks, sure to provide a memorable experience with hiking, fishing, and water activities such as paddle boarding and kayaking, and search for a Venus Flytrap which is native to NC only. As one of North Carolina's most undeveloped beaches, the island offers a unique opportunity to see many diverse coastal wildlife, including pelicans and loggerhead sea turtles, in their natural habitat. Whether it’s exploring activities on the island, appreciating the ocean vistas, or enjoying a drink by sunset from your own private balcony, Pleasure Island offers diversion for every enthusiast!

Explore the treasures of Carolina Beach, ranked one of the top 10 boardwalks in the country by Food & Wine magazine. One of the last remaining beach boardwalks on the East Coast, it includes a variety of eateries, an arcade, stores, ice cream, Famous Britts Donuts, bars, and more! During the summer months, the Boardwalk is bustling with the sound of music, carnival rides, bingo, family nights, and events like the weekly fireworks and concert series. Rent a Jeep, bicycle, or golf cart as the most convenient ways to navigate the island. Annual off-season events include the Cape Fear Kite Festival, Christmas by the Sea, and the Island of Lights Festival.

About the Area

Located in Carolina Beach, this condo is on the beach. The area's natural beauty can be seen at Halyburton Park and Carolina Beach, while Federal Point History Center and Ocean Front Park are cultural highlights. Carolina Beach Boardwalk and Odysea Surf and Kiteboard School are also worth visiting. Be sure to check out the area's animals with activities such as game walks and birdwatching.

Strategies to get the perfect rental home experience:

Find your best deal:

  • June, July, and August are the most expensive months in Carolina Beach. To find the best value, consider shifting your vacation dates to the Spring or Fall shoulder seasons. May, September, and October offer warmer temperatures, less crowded beaches, and greatly reduced traffic. Many vacationers use this strategy to find larger homes within budget, or to reserve an oceanfront vacation rental that would otherwise be unavailable or unaffordable during the Summer.
  • Book your vacation rental as early as possible. Rental schedules generally open 12 months in advance (or in September just after Summer ends). Many families reserve their Summer rental homes during holiday get-togethers. Book before these holidays for best selection.
  • Active Duty and veterans of the US Armed forces may be qualified for special discounts. Be sure to ask your prospective property owner whether your group qualifies for a reduced rate.
  • Property management companies often offer their guests an option to purchase vacation insurance protection. Trip insurance, which generally will cost 1% - 5% of the base reservation price, offers visitors reimbursement of their vacation costs for any missed vacation time as a result of personal medical-related issues or weather, as well as hurricane evacuation charges, such as an unexpected hotel overnight or additional fuel expenses. Trip insurance can be a a life-saver if the unforeseen happens. Ask your host for more information.
  • Look for your local Brunswick area visitors guide upon arrival. If your rental doesn't have one, you can find them at local grocery stores, shopping centers, and visitor centers. In addition to great articles, visitors guide magazines have deals for nearby accommodations and attractions.

Selecting the perfect rental home:

  • Select a designated group leader, select your vacation week, and choose a spending budget.
  • Decide how many bedrooms and what type of bedroom configuration you need. 25% off all remaining summer weeks has 4 bedrooms and 2 bathrooms.
  • Specific information about bedrooms and bed counts is almost always available on booking websites. If not, contact the property manager before reserving your rental. Remember that most properties list the maximum guest capacity, which often includes pull out couches in living rooms.
  • Are you looking for specific amenities? Most rental search websites include amenity lists and search filters. Amenity filters help you quickly remove less-optimal properties.
  • Suitable accessibility amenities can make or ruin a vacation for persons with a disability. Make certain to inquire about specialized equipment and wheel chair accessibility.
  • Traveling with pets? Although a number of vacation homes allow pets or animals, guidelines and costs vary per property. Type of pet, size and breeds may be limited. Make sure to ask before booking, and study your agreement! Extra fees or costs could be applied to your agreement.

Have a wonderful stay:

  • Get the property manager's phone number and check in/check out procedures for your rental. Store the manager's contact information in your smartphone.
  • Record any damages to the property upon arrival, and immediately e-mail them to the owner. We especially recommend texts and e-mails, as they usually contain time stamps that are very helpful if a dispute is filed.
  • Hosts are available to help! Don't be shy to ask questions during your stay.
  • Be a good neighbor! You wouldn't like loud vacationers bothering your quiet neighborhood. Apply the golden rule for best judgement. Happy residents may even recommend great restaurants and places you would have never otherwise known about!
  • Speaking of neighbors... Ask a local! Residents can frequently help you find the best spots in town. Who better to ask where to find the best bike paths, have a great night on the town, or the best spots for bird watching?
  • Lock your rental property while you are gone! Don't let crooks ruin your vacation.
  • Don't leave anything behind! Before you drive away, walk through the rental to reconfirm you've collected all belongings. Make sure to check closets, dressers, garages, and bathrooms for hidden treasure. Remove everything from the refrigerator and take any leftovers home.
  • Record a video to document the condition of the property.
  • Leave feedback! Property managers rely on great feedback to compel future reservations. They'll be much obliged for your feedback. Alternatively, if something wasn't as described, other vacationers will appreciate that you share your feedback find their best rental home. Remember to be objective. If something fell short of expectations, consider whether the host could control the issue, and if so, whether they responded reasonably to fix it.
